A tank of water kept hot by a gas burner underneath it. Cheaper to run than electric storage in most Perth homes, and it keeps delivering through a blackout because the burner does not need power. Best suited to households with a natural gas connection and space outside for the cylinder. Recovery is quick, so a family hitting the shower one after another is rarely a problem.

Instantaneous / Continuous Flow
No tank at all. The unit fires only when you open a hot tap and heats the water as it passes through, so you never run out and you are not paying to keep a cylinder hot overnight. It mounts flat on a wall and takes up a fraction of the room a tank does, which is why it suits townhouses and tight side access. Sizing matters here: the right unit depends on how many outlets you might run at once, not on how many people live there. Installing one of these also requires 2.75kPa gas supply pressure at the property. If you are not sure whether you have this, check your gas meter or contact ATCO.

Heat Pumps
The most efficient electric option available. Instead of using an element to make heat, it moves heat out of the surrounding air into the tank, the same principle as a reverse-cycle air conditioner running backwards. It uses a fraction of the electricity a standard element does, which is why they pair so well with rooftop solar and a daytime timer. Perth's mild climate suits them well. They cost more up front than a plain electric tank and they need clear air space around the unit, so we will tell you honestly whether your spot suits one. Heat pumps are also one of the system types where government rebates and incentives are most likely to apply, and we can help you navigate what is available.

The simplest system there is: an insulated tank with an electric element inside it. Cheapest to buy and install, and the default in a lot of older Perth homes and units with no gas connection. Running cost is the trade-off, particularly on a standard tariff. Most people replace like for like because that is the path of least resistance. Sometimes that is the right call and sometimes it costs you for the next decade. Here is the honest version.

The right answer depends on what is already connected at your place. If you have no gas line, a gas system means paying to run one. If you have solar panels and a daytime surplus, a heat pump changes the maths completely. We look at what you actually have before recommending anything.
What Size Do You Actually Need?
The most common mistake is replacing like for like without checking whether the old one was ever the right size. For a storage tank it comes down to household size.
Continuous flow works on a completely different measure. Because there is no tank, you size it by how many hot outlets could run at the same time, rated in litres per minute, which is why they are sold as 16, 20 and 26 litre per minute units. A couple in a two-bathroom townhouse who both shower at once can need a bigger unit than a family of five who never overlap. We size it on your actual routine, not on what happened to be there before.
Six Signs Your Hot Water System Is On Its Way Out
Tanks rarely fail without warning. Catching it early is the difference between a planned replacement and mopping out the laundry on a Sunday.
Water is running rusty or brown
Usually the inside of the tank corroding, often because the sacrificial anode has been eaten away. Sometimes fixable if caught early. Ignored, it ends with a split cylinder.
Hot water runs out faster than it used to
Sediment building up in the base of the tank takes up volume the water used to occupy, and insulates the burner or element from the water it is meant to heat.
Puddle or damp patch under the unit
A weeping relief valve can be a cheap part. Water coming from the body of the tank itself cannot be repaired, and it will get worse, not better.
Banging or rumbling when it heats
That is water boiling through a layer of sediment on the bottom of the tank. It is a symptom of a system working much harder than it should be.
Pilot light keeps going out
Often a thermocouple, which is a genuinely inexpensive fix. Worth a repair call before anyone talks you into a whole new system.
It is over ten years old
Not a fault on its own, but past that point you are on borrowed time. Replacing on your terms is always cheaper and less disruptive than replacing on the tank's terms.
